Hi has anyone got a spreadsheet for tracking income and expenditure for invesment properties. I was using excel rentalworkbook but they want to charge $99 every year for the licence. Has anyone got a free one or should just slave away and make my own. any tips?
You can try EZ RENT..Go to the Peach HomeLoans site for a free Download. Property Manager Pro is another one to look at (not free) (PS- I use the Excel Rental Workbook)
All my finances are tracked with Quicken Personal Plus, i cant praise enough the things it does, ie graphs, reports etc. Again this costs but is way in front of any freebies i have seen
I agree with Dunsborough ... Quicken Personal Plus and Quickbooks are excellent tools for this purpose (I use both).

No i bought it outright in 2006 but in the fine print you dont own it, you aquire the rights to use or something along those lines. Sim may correct me here, only reason i would go and buy 2007 version is so that the tax module is up to date. At this point i reckon i go and spend another $149 in three or four years as it is doing everything i want for now. I had been a MSmoney devotee for many years but liked the fact Quicken have a australian version and online. Ability to download stock quotes online a nice facility with Quicken, but if i start praising it i will be here for hours. Took me many hours getting the best out of it, but definately worthwhile. I just Bought Somers PIA as well but getting bit off subject.

Different strokes for different folks had good look at excel, i am sure it good but i stick with Quicken, while it has been while since i looked i really felt i needed more accountancy skill than i have to use Myob, having said that it is huge in small business all across australia
Another option is Simple Invest: BGL / Simple Invest / Sales I have only downloaded a trial version of the software, but it looks pretty comprehensive. You can track assets and income/expenses. The extra benefit is that if you have a managed fund portfolio you can track the actual distribution components (tax deferred, capital returns, etc etc) so working out capital gains is a breeze as it tracks all the cost base changes (essential as anyone who has sold units in managed funds and put it on a reinvestment plan for a few years and then tried to work out the cost base can testify!). The drama is that it is $165 to purchase, then $110 a year subscription renewal, which I think is probably a bit steep, but I guess if you enter everything as you get it, you would save at least this amount in accounting fees.
Mortgage Checker Dunsborough, do you know if you can use Quicken to check the interest charges on your loans (sorry if this is slightly off-topic)? I use a Mortgage Checker by www.HomeMoneyManager.com to make sure all my loan calculations are correct and to make sure I'm not being overcharged by my bank. Having already been overcharged three times in the past, do you know if I swap over to Quicken to manage all my finances, whether I will be able to recalculate and check all my interest calculations? Thanks
In short i would say no, it not a audit program as such, ie it will reconcile accounts etc but i doubt it could do what you after, i would go after the specific software for that .
