    I recently attended a seminar (read: one day "teaser" event to get you to buy into a mentoring programme for property investors) by this Qld accountant who's managed to replace her accounting income with passive income from her investment properties over the course of a few short years. This has included buying in both Oz and the US, involving creative financing (ie vendor finance) for most deals and renovation programmes for others.

    I must admit I don't usually attend these seminars as they become a bit repetitive (rah rah music, look how rich we can make you, join our programme for an amazing discount today was $12000 now $3995 etc etc) but as it was FREE and I was curious about her methods (especially given her accounting background) what did I have to lose, except my time? :D I've always been of the opinion that we never stop learning either, and each investor usually has something new and interesting to bring to the table.

    For those interested please find attached a summary of the talk- I did end up picking up a few nuggets of information that I wasn't aware of or intend to follow up on, mainly regarding insurance and trust structures. Overall, however, it was pretty light on facts and numbers (with some glossed over or wildly inaccurate) and, hey, we can all dig out statistics to back up our beliefs at any point in the market. It was a sell job after all.

    However, I found her to be a polished and dynamic speaker (a master at creating urgency and call to action) and I quite enjoyed the seminar, except for the half hr or so of hard sell time and the fact that we had to fork out for coffee in the breaks (what did I expect for $0?!)

    With her new book soon to hit the shelves it was good publicity for her, and no doubt for those investors who need a guiding hand it may be worthwhile to have a mentor on the side when they come to finding and structuring those deals.

    Her upcoming book is titled "Confessions of a real estate millionaire".

    I have to admit the amount of reading I try to cram in these days leaves me with the occasional oversight :)

    OK OK Boholt not Bolt... but with an unusual surname like that it's little wonder I slipped up!

    Well I just arrived home after being turned away from the Dympna Bolt seminar in Marcoola. I did arrive late , 10 minutes (some of us live in the real world, kids, school, self employed) however I was pre registered and had received two texts to remind me. I took the day off especially to attend, only to be told that there were no seats left. The woman at the door didn't seem to have a list of names for those pre registered. I would have thought that they would give grace of say 30 minutes after the start to those who had bothered to pre register and then allowed those who had just shown up to take a seat. Apart from that, we all know you allow for extra seating.

    Has anyone actually gone to one since Jacque last year? We have heaps of people looking at her listing on our site each week, but no one has ever written a review. She must be doing something right to be generating this much interest?
    Keen to hear other peoples thoughts.

    Dymphna Boholt seminar - July 2010

    I attended her seminar yesterday and was largely impressed by the content and style of her training. She had numerous examples of wealth building using positive cash flow properties, largely in regional areas but also in Sydney such as Bexley and Mascot. The logic is sound and she appears to have the credentials both through qualifications and experience to back up what she says. She also covered all the points made in the summary (above, from April 2009) which included important information regarding asset protection, insurances, structures of buying etc. All in all, good value for $0 and if I wasn't flat broke I probably would have signed up (for $3995) for the mentoring program. The best alternative I can see is to buy her book and glean the finer details of her techniques that way.

    For anyone thinking of attending these seminars or purchasing these types of courses, I think it is a good idea to always take your time to verify any claims made and check the credibility of the presenter.

    In Dymphna Boholts case I think you should approach her claims with a degree of caution (check following links)

    Additionally as someone who has purchased a program/course from one of these organisations (even if they are legit), I have since found that the same information/strategies provided in these programs can always be found at a very low price in various books (at dymocks, borders, etc) or online for free.

    The thing is the FREE price tag doesn't normally bring in the informed investor like yourself Jacque who takes notes and then leaves without the product. The FREE price tag brings in the people that couldn't afford to go if it wasn't free, but who dream of being rich, want it to be easy, and have a credit card that can handle the 12 monthly payments of $299, which is apparently nothing in comparison to the joy of being financially free after a few short months.

    Sorry to be such a stick in the mud, but every FREE seminar I have ever been to was more about manipulating emotions for the presentors fiancial gain than it was about long term, successful and sustainable strategies to prosperity for the attendees, and it doesn't seem that this seminar is much different.

    I'm a marketer for a living and I cringe at the irony that most of the time people are experts at SELLING not the fields they profess to be an expert in.

    Did you count how many people got up and rushed to the back of the room to throw down their credit card?

    I always like counting how much the speaker just made with their good sales pitch. It always makes me think I'm in the wrong industry. Apparently selling hopes and dreams is big business.

    No doubt the book will have 99% of the content at 1% of the cost. That's a much better ROI from my perspective.

    Probably has a lot to do with the generous affiliate program she runs - Dymphna Boholt - real estate investing in australia, international real estate investment, products and affiliate program - theirs nothing like throwing people a slice of the pie to get them to support your name and brand.

    Anyway, that's enough from me, I just hope people attending these seminars leave their credit cards at home (it's FREE after all) and then decide to buy later after some important reflection time away from the emotive music, constant calls to action, time constrained selling, neuro linguistic programming and bogus 30 day guarantees.

    I personally think of this as the 'Tony Robbins paradox', don't think I have shared that with anyone yet but it does make you think.

    I've been to quite a few good value free to $20 investor group meetings recently, a good balance of the speaker promoting themselves and education with no upsell, they are out there.

    You don't always get what you pay for!

    Having done Tony Robbins courses and having needed to pay money upfront for the privilege I generally felt that his courses were always more about him imparting is knowledge on to his attendees and it wasn't about giving them a taste of what was on offer then whipping people into a frenzy to buy a massively overpriced and poor-quality product in an up sell.

    At these free seminars this is the primary objective.

    So for me that is a big difference, but that's not to say paid seminars or course can't still be junk, and truth be told I recently did Tony Robbins Get The Edge course again and when I listened to his financial advice and I cringed a little in that whilst not terrible advice, I wouldn't call it great advice either.

    So what's most important when it comes to any seminars or courses is to know what the pay off to the speaker is and are they REALLY an expert about what they are speaking about and not just a salesman armed with enough knowledge to convincingly sell one side of the story.
