so Rod, what PA return have you managed to return? are you out performing managed funds?

Did you make your first million via property?

I haven't done the calculation carefully, but I'm about 6% above the ASX over the last six years. Hard to work out because I've been buying regularly over that time, and can't just stick a starting reference point in and compare against the index. I might do it share-by-share, and post it for you.

My first million? I'm still working on that one, after discounting my PPOR. I still hold an interest only loan on the IP ($200k loan on a ~$500k property) and I'm about 50% geared into the shares (was about 99% geared when I started). All told, I reckon I'm about 3-6 months away from a $1m net assets outside my PPOR. I'll pop the cork and let you know when it happens; it will depend heavily on the direction of the ASX.

Thought that might be the case!

Does anyone know what the performance of Argo, AFI etc have been during bearish years?

The only peformance figures available are the compounding growth... Which can be greatly skewed by a few great years

Great post Rod, its always interesting to read other people's strategies and holdings as it makes you consider yours as well.

We've got into Shares,as well as NAVRA over the last year as well for the same reason, we currently hold about $1.6 in property and needed to diversify, we've also recently set up a SMSF

If you are talking about Argo Investments Ltd. (ARG) so:
From Oct 1997 to Oct 2001 - sideways move in tight range $3.75 - $2.85.

Took off around Sep 2001 at $4.0.
Closed today at $8.0

In the mean time :
High $9.02 Feb 5 2007
Low $7.50 Feb 28 2007
