2008 will be remembered with little pleasure by investors in the A-REIT sector. Between 1 January and 30 June 2008 the sector, as measured by the S&P/ASX300 index declined by a record 34.5 percent. Its fall was all the more shocking because it followed a period of exceptionally strong performance. In the five years to June 2007 investors in the A-REIT sector received an average annual return of 18.4 per cent (income plus capital growth) and the annual June to June returns never fell below 12.2 per cent.
Compounding the shock was the long-term reputation of the sector as one of low volatility that delivered steady income. A-REITs therefore attracted a high proportion of risk-averse investors, many dependent on the distributions as a major source of their income.
